Structural
- Nine foot ceilings on the first floor and nine foot walls in the basement

- We install a 21/2” conduit line from the basement to the attic in case you choose to install a solar panel or like product in the future.

Homeowner Inspection & Warranty Program: ANV does not use “third party” Warranty Insurance Companies. ANV personally Warrants all of their work:
- Homeowner inspection at the following stages:
- Pre-construction meeting inspection
- Pre-settlement inspection
- 120 day inspection
- One year all labor and material of (see warranty)
- Two year, appliances, sump pumps, electrical, HVAC, and plumbing (see warranty)
- Ten year structural (see warranty)

Electrical
- 400 amp home (twice the power of a standard home)
- Two recess lights in the master bathroom (one in shower, one above tub)
- Front and rear exterior waterproof electrical outlets (near front and rear entryways)
- Upstairs hallway has three elegant glass light fixtures
- Upgraded exterior lights on the front of the house
- Upgraded exterior lights at the entrance of the garage
- First upgrade exterior light fixture at all other entrances to the house
- Upgraded brushed nickel 4 bulb light fixtures in all bathrooms. (when size allows)
- At all electrical outlets near water sources have a local breaker for protection against accidental water electrocution (commonly known as GFI)
- Intercom system with central I-pod jack and individual controls in all bedrooms, study, kitchen, sunrooms, lofts, and back door.
- Three brushed nickel chandeliers one in the foyer, dining room, and morning room (if there is no morning room, then the third chandelier will be placed above the kitchen island or kitchen countertop extension. Heating, Cooling and Ventilation

minimum)
- HVAC systems installed off the ground on a platform bolted to the foundation wall (when applicable, based on site plan)

- Mohawk or Shaw plush carpeting on the entire second floor and in the dining room, living room, family room, and study. (All carpets are rated by the national carpet associations our standard carpet rating is a 6; most builders are a 2-3 in scale (10 being the highest)
- Sound absorbent, isolative, 3/8” carpet pad
- Hydroment and ¾” Cement board used behind all of our tiled floors and walls, for true water protection,(no green or blue drywall) installed with screws (no nails or other fasteners)
- ¾” thick 2 ¼ “ wide Solid Hardwood floors in kitchen, Morning room, foyer, pantry, powder, and breakfast nook
- 12” by 12” tiles on floor and 6” by 6” tiles on wall in all baths

Exterior Finishing Features
