How Our "On-Your-Lot" Program Works

On-Your-Lot is an innovative way of building a new home, which has become very popular in recent years. With this program, we, as a team, build your home. You gain tens, if not hundreds of thousand of dollars in equity the day you move into your new home. Many of our customers see this as a business opportunity, we welcome you warmly.
We own no land, we build on the land you already own or are looking to purchase. To find a lot or to see if your lot meets our requirements please see our lot specifications.
Below is a very simple break down
We are responsible for the actual construction of the home, completely turn key. Our responsibilities include:
* Concrete foundations and wood frames
* Plumbing, electrical, heating and air conditioning
* Brick, home wrap, siding, roofing
* Drywall, trim, interior and exterior paint
* Carpet, hardwood, tile and vinyl flooring
* Handrails, cabinets and countertops
* Gas pipes, appliances, fireplace, mirrors and locks
* Security systems, garage doors and much more
When you purchase one of our homes, your price also includes our "On-Your-Lot" assistance program. Through this program we become your business partner. The services we provide include:
* Discussing, in detail, the entire process with you
* Providing several checklists and a guidebook
* Recommending vendors, including names and numbers
* Advising you on the best options to suit your needs
* Ensuring a superintendent or other representative is available for advice on your on-site work
You will be getting other contractors to be responsible for all activities other than the home, including, but not limited to:
* Obtaining site permits
* Establishing & maintaining construction entrances
* Providing a dumpster, portable toilet, and erosion control
* Acquiring and connecting all utilities
* Landscaping
* Installing driveways, sod and mailboxes
* Observing any owner association or government regulations and fees.
On average, site work costs between $45,000 and $60,000. It can (rarely) go higher depending on your lot conditions. A flat lot with a basic septic requirement will fit "normal" criteria.
We can do site work for a fee. However we have a free consulting service, when you purchase a home, in which we provide a listing of names, numbers, expected cost, etc. We also will assist you in acquiring your building and demo permit(s) from the county. However, a third party must get all other necessary permits. The definition of site work is below under responsibilities
Estimated build time - 180 to 220 days subject to unforeseen delays from start of construction. (9 to 12 months including time for permits.)
