In some cases the brick line may need to be lowered 24" due to the slope of your lot. This will cause an increase in cost as the foundation will need to be thickened and more brick and labor will be required. See contract for pricing.

Occasionally there are underground springs, bad soil, and other causes that require the engineer to increase the size of the footer. The footer increase will be noted by a third party engineer or by a county engineer. This may cause additional costs, although these cases are rare. See contract for pricing.

Walk-out basements are standard. However, if the property stays flat and doesn't grade above 2', regulations require us to go 2' deep into the ground. This may cause additional costs; the linear foot will be clearly defined on your grading plan which is created by a third party. See contract for pricing.

If ANV is to do site work we will need a deposit of $15,000.
