To see if our homes will fit on your lot you must meet the following requirements:
All of our homes have the width and depth listed.
Lets say you would like a home with a width of 56 feet and the depth is 36 feet.
* Your lot must be wide enough. Use the following formula to check if that home will fit on your lot. (BRL * 2') + 56' = minimum lot width. A BRL is the building restriction line that the county sets up on the side of the property line. The BRL indicates where a structure can be built. It can be found at the county and, in most cases, it will be on the plat that was transferred to you at the time you bought the lot or old home.
Example:
If the county requires 10' buildings restrict lines you will need a minimum of 20 feet beyond the length of your homes length.
If your buildings restrict line is 7' then: home length + 14' = minimum width for lot. (7' * 2') + 56' = 70' this means your lot must be 70' wide.
* Your lot must be deep enough. To find out the depth of your lot use the following formula. (front setback + rear setback + House Depth = Depth of lot).
Example: If your front setback is 25' and your rear setback is 10' and your home is 34' deep then: (25' + 10' + 34' = 69') this means your lot must be 69' deep.
* If you have a septic sewer system (no city sewer) then the lot must "PERK" for a three or four bedroom home minimum. This means that the land can hold a septic system for a home that is three or four bedrooms. Septic systems vary in price. Consult a septic vendor for pricing.
