*Price listed includes the home itself. From foundation to final clean. The price doesn't include land, Govt fee's HOA fee's, or site work.

*Site work can cost 45k to 65K not including a septic system & extra dirt work. Septic systems can range from aprox. 7,000 to aprox. 45,000. Dirt work is about 150 to 250 a load (Load: a dump truck filled up).& 1500 a day for machines

*Site work is done through a third party vendor.

* We recommend vendors, that have done a good job for others.

*We will give you sample contracts and pricing once you sign a contract.

*We build in Northern and Central Virginia

*$1 consideration fee to validate the contract. No other payments due until construction begins.

*There are no other hidden costs that you will pay ANV, like architectural or engineering fees, unless under unusual circumstances.

*We get no payments, until construction has already begun.

*Pre-construction requires all monies be set aside for us, held by a third party, before any activity can take place (this includes starting the construction & county drawings on your home).

*6 to 10 month build time.

*2 to 4 month architectural and engineering time

*Current size of homes, range: 3200 finished sq ft to 20,000 total square feet. (new homes are created often)

*Current price of homes, range: $284k to $4.4 million.

*Investors welcome and encouraged, investor support is available at no charge.

*Semi-custom changes too our current layouts welcome.

*We review custom homes, however we design custom homes based on customers needs, not others copyrighted material.

*1, 2, 10 year warranties

*Open homes are at 1 a month minimum

*Homes for viewing are by appointment 7 days a week from 8am to 7pm

*All customers paying cash must deposit all funds into an escrow account before construction begins.

*All funds are to be wired to ANV directly, after the proper govt. and escrow agent inspections.

*All customers using a construction lender, must use our list of recommended lenders, unless under unusual circumstances.

*If paying cash, all monies must be placed in an escrow account before construction begins.

*The homeowner can stop the funds at anytime, however no monies can be released to any party except the ANV group, unless under arbitration.

*Our three main objectives once a contract is signed.
